Podcast guesting helps local SEO when the shows are local. A chamber of commerce podcast, a community bank’s interview show or a local news podcast ties your name, brokerage and city together on a page from your own market, often with a link. For an agent, one relevant local episode usually does more for local search than a national show whose listeners can’t hire you.
Most advice on podcast guesting assumes you sell online to anyone, anywhere. You don’t. You sell homes in a defined area, and your search results are local. That changes which shows are worth your time.

Local podcasts beat national shows for an agent’s local SEO because they connect you to a place. A national real estate show tells search engines you’re an agent. A local business show tells them you’re an agent in a specific city, on a page other people in that city read.
Google’s own explanation of local ranking points the same way. Google says local results are based mainly on relevance, distance and prominence. It defines prominence as “how well-known a business is,” and says it’s “also based on info like how many websites link to your business and how many reviews you have” (Google Business Profile Help).
Google doesn’t publish how much any one link counts, and the same page says “there’s no way to request or pay for a better local ranking on Google.” But links and mentions from your own market are the kind of evidence that fits the prominence description, and they’re also what real buyers and sellers in your area might actually see.

National shows aren’t a waste. They help with credibility and agent-to-agent referrals. Just don’t expect them to do much for “real estate agent [your city]” searches.
What kinds of local podcasts should agents look for?
Agents should look for podcasts run by local organizations and businesses that already interview local people. These shows need guests, cover your area and usually publish episodes on a website that names the city.
- Chamber of commerce and business association podcasts. Member spotlights and local economy topics.
- Community bank and credit union shows. Often about local business and personal finance. Talk market trends, not loan products, and ask your broker about RESPA before any co-marketing with a lender.
- Local news and media podcasts. Housing market segments and community stories.
- Local business interview shows. Run by marketers, coaches or other business owners in your town.
- City, county or visitor bureau podcasts. Relocation, events and what makes the area work.
- Nonprofit and community organization shows. Housing, volunteering and community projects.
- Neighboring trades. Local builders, inspectors, designers and property managers who host shows for their own clients.
Your topic should fit the show. A chamber show wants local economy and small business. A news podcast wants a clear read on the market. Few local shows want a sales pitch.
How do you find local podcasts in your market?
You find local podcasts in your market by searching for your city name alongside podcast terms, checking local organizations’ websites and asking your local network who has a show. Most agents have never looked, so the list is usually longer than expected.

What should you say on-air to help local SEO?
On-air, say the names of your city and neighborhoods naturally, tell stories rooted in local homes and streets, and give one clear way to find you. Show notes and transcripts often pick up place names you say out loud, which ties the episode to your market in text.
- Use place names the way locals and searchers do: “the [Neighborhood] area” rather than “a nice part of town.”
- Tell stories about property types, local rules or market quirks: older homes needing updates, HOA rules, flood zones, school-year moving patterns.
- Describe neighborhoods by homes, amenities, commute and lifestyle features. Never describe them by who lives there (race, religion, national origin, familial status or any other protected class). That’s a Fair Housing issue, not just a style choice.
- Say your name, brokerage and website at the end the same way you say it everywhere else.

Practical steps:
- Make sure the name you give hosts matches your Business Profile and website exactly.
- Ask hosts to link the website listed on your Business Profile, or a relevant page on it.
- Add the episode to your site’s media page and link it from your local pages, such as a city or neighborhood guide.
- If you post updates to your Business Profile, share the episode there with a one-line summary.
- Ask satisfied clients for reviews as usual. Google names review count as part of prominence, and podcasts don’t replace reviews.
How many local podcasts should an agent do?
An agent should aim for a steady pace of local appearances that fits the size of the market, rather than a single burst. In a small town, that might be every local show once a year. In a large metro, there may be enough shows to appear somewhere every month.
Keep a simple tracking sheet with one row per show: show name, organization, air date, episode URL, link status and referral visits. Going back on a show once a year with a market update keeps the relationship alive and adds a fresh, dated page about your market.
Can a booking service find local shows for you?
A booking service can handle pitching and scheduling, but local shows are often found best by you, through your own community. Most podcast booking services, including real estate networks, focus on industry shows rather than your town’s chamber podcast.

Widen the circle to your county, metro or region, then look at adjacent formats: local radio programs with web pages, local news outlets and community organizations that publish interviews. A regional show still connects you to the area.
Can I start my own local podcast instead?
You can, and it's a strong local asset, but it's a different project. Hosting builds your own content. Guesting earns outside mentions and links. Many agents do both: host locally and guest on other local shows.
Does a local podcast link help my Google Business Profile directly?
